Basic Title Assurance is an independent third-party title review conducted by Paladin Land Group, LLC on behalf of and specifically for successful buyers that select the add-on service as part of the closing process in EnergyNet.com auctions, sealed bids, and negotiated transactions; guaranteed to be completed and delivered to the buyer within 20 calendar days – well before the deadline to identify and address title defects under EnergyNet’s buyer/seller agreements.
This defensible standard review includes physical examination of the actual land records in the abstracts and courthouses of the county in which the properties are situated, as well as extensive online research. This option is designed to verify that the seller is actually vested with record title to the property being sold and owns the amount of interest represented to be conveyed. With this option, the buyer gets fundamental title diligence that includes the following elements:
- targeted chain of title covering sovereignty or patent to present
- grantor/grantee check
- abstract/index check
- liens and encumbrance check
- pending litigation check
- current reported production status
